However, if you're a W2 high income earner or business owner, I can't imagine it makes any sense to flip houses, mail mass post cards, wholesale, or build lead gen websites with the value of your time being better spent other places (such as learning about real estate and increasing your income through proven means), such as at your 9-5pm or growing your business, and your real estate is a long term process and you don't need "home run" deals to qualify or make it work.

And, I've found that when I do find one, they don't answer their mail. ;-) I've bought a couple of probates but I found them driving for dollars (unkempt properties) and then tracked down the status.

Rates that are too low relative to the rest of the market are a red flag.Agreed granted many of the HML have a sliding rate scale based on  ARV  and experience  and maybe a little fico in there. lowest I have personally seen was 7% and 2 points.. and of course junk fees.

That in itself is a skill and a needed over head component to keep from having investors get very antsy and then take to SM because they are not getting their e mails returned that day or next ..
