It seems, at times, insurmountable, to completely switch careers and take on a challenge like this, so thank you for the words!

I rarely see any lots hit the market in these prime locations, and I have no network with anyone getting into land deals (at this time, anyway)I don't think these are all insurmountable, but I should def spend a little more time thinking about them.LOVE the idea about the cover letters and blasting offers.

But these are not insurmountable with preparation and a focused diligent search.  

If you sell yourself it's a hassle but not insurmountable, just some paperwork hoops to jump through.

If it is primarily owner-occupied, then that challenge seems insurmountable.

When you really think about it, driving is more expensive but for most middle/upper middle class families it isn't insurmountable.

I have been at this for 30 years with more than 1000 flips and of course these obstacles do not seem insurmountable to me. 

Not rely on the tenant to repay an insurmountable amount of rent debt. 

There are an insurmountable amount of resources online to find distressed properties on the cheap.Maybe call up some investor-friendly agents in your area and get the ball rolling.

With the insurmountable national debt, the absolute worst fear of the Fed is to allow deflation and they will do anything to prevent it...including inflate/hyperinflate the dollar.
