I can pay some va's 400 to make 1,000 callls per week.

Brokers and sellers need to be able to envision you as a good operator for the business, and they have to believe you can actually get the deal done.Your initial outreach should not get into numbers.

While time consuming, I did learn a lot and was within $2,000 of my initial budget.

I'd be able to put 20% down on each and have money left over for some repairs/updates.It seems like I'd initially take on more stress, less initial return but the long term scalability seems great.  

The key is ensuring the after-repair value (ARV) supports refinancing to pay off the initial funding without overextending.Fix-and-flip - This requires sharp numbers and market knowledge.

I wouldn't focus singularly on individual city initiatives/projects and would recommend focusing more on fundamentals.
