If you mix funds, then any lawyer for a plaintiff -- say someone who has an accident on your property -- can "pierce the veil" of the LLC and show that all your assets, not just that one property, should be up for grabs.Cheers.

I know of one scenario where an unrepped buyer missed closing by accident, so the seller sold to their backup and the unrepped buyer lost both the deal and their earnest money.

So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.

Things like:- having them name you as an additional insured- having their policy be Primary and Non-contributory- Requiring that their policy provide 30 day notice of cancellation- Having their policy waive subrogationThe Tenant should have General Liability, Professioanal Liability, Workers Compensation, Business Auto, and possibly Accident/medical coverage.
