One thing that make Sam Dogen very unique is that he has a holistic view of investments from real estate, financial markets, and small businesses. 95% of the financials advisors out there do not have a strong understanding of real estate and 95% of real estate brokers including commercial brokers, do not have strong understanding of the financial markets and economics.

This is perhaps the most tax efficient route from a holistic standpoint (considering both you and your father).Maybe he sells to you and reinvests the capital gains in a Qualified Opportunity Fund for cash flow and a true passive investment.

Credit reports can help to give you a holistic view of the prospective tenant's payment history as well as any current debts or public records they have, which may foreshadow how likely they are to pay rent on time (aka, how quickly you get a check!).

To examine what's going to happen to you holistically from a tax perspective you need to examine your tax income/loss allocation via the partnership agreement as well as your cash in/cash out.Depreciation is just one expense also.
