Sometimes it's not just the current person that earned them but a family legacy built on decades or hundreds of years of time and sacrifice.

Then, after I had experience and several wins, people were willing to partner with me on deals, or lend to me in second position for a short period of time to help with the down payment and with repairs and then I would pay them back when I would refinance.

But I want to now purchase a house with the first time housing program, would I be able to?

I weigh more on making 3x rent and having great rental history of on time payments with no evictions, no lease violations or violent criminal history.

If there's enough duplexes that it's likely you find one you like in a reasonable amount of time (less than a year), then start looking at them in your preferred area.
