Even if you don't have handyman skills, much of renovating a property is grunt work like washing walls and floors, painting, cleaning windows, caulking, scrubbing grime off tubs and sinks, polishing faucets, and so forth.

@Brian Jackson I drink wheat grass juice first thing in the morning, then run 1 mile on the treadmill, then 30 grams of protein.

The current cabinets are shaker style and are in ok condition, but you have to really pull on them to open bc of yrs of grime.

I'd probably tell the tenant that I understand it's an accident but it's more than normal wear and tear and grime. 

It takes longer but it’s more durable and grime won’t get in the cracks like it will with the prefinished hardwoods.
