Renting primary home with 70% in equity

Planning to rent out my primary residence, Single family home in A class neigbhorhood, built in 2006, and move to a rental apartment near my work place.

Planning to buy second house close to work, may be in 6+ months. Will be renting an apartment close to work.

House is in good condition, needs a paint and new carpets inside.

Wife is saying go for wooden floor instead of carpets or even low end bamboo, as cleaning is easier. I'm saying, carpet is cheaper and gives the same rent.

Also any tips on painting interior/exterior?

Hi Vijay,

Go with luxury vinyl planks 8mm+ thickness.  It's very durable it will look good and it is waterproof.  I would never put carpet in a rental. It does not rent the same and it doesn't last that long.  People want a solid surface to walk on. Don't waste your money on the hardwood.  I know San Ramon and lived there for many years and I know the finishes there.
