Unfortunately, I don't think it's realistic that you will find a generic commercial lease online that checks all the compliance boxes for your state, city, and county.There are limited service property managers that will do retail tenant placement (rather than full property management, which it seems like would be overkill for this one commercial unit you manage), and this would be included as part of that basket of services.You could also hire a lawyer, but I think that property management company will be more cost effective. 

Your only option will be to get a job to supplement your rental income.What if you purchased properties in a city with 8% rent growth while inflation averages 5%?

Read books and listen to podcasts to supplement your knowledge and to use for better questions, more detailed, and then when you pair that with meetups and your motivation, you are on a great trajectory.

Thanks but not sure what you mean: I had contractors quote all the work and the insurance company agreed to pay the entire amount (with an allowance for "supplemental requests for hidden damage"), except the deductible.

We do include their tax rate on their return with supplement information but it only becomes a true topic of discussion during our quarterly calls with certain clients.
