I'm concerned the discussion of who to rent to is based on gender.

So from your perspective the more you split up the bedrooms the greater the chance you have of profiting.And lastly, another BPer mentioned this but more than likely you will be told it is unlawful to select your tenants based on gender.

If you know your demographic (I know you have the niche but if you know age, education level, gender, whatever) Then facebook ads might serve you better.

That covers gender, religion, race, etc.

As long as you're not denying the applicant based on gender, race, religion, etc. you can turn him down based on his behavior.
