Not the ones who seem to be living a flashy lifestyle as those can often be empty shirts spending every dime they can get their hands onto.  

There is not much flashy about it.  

Own a couple of plots of land outside of the country, and three outright rentals in FL - and no, not your typical flashy condos, but solid rental property.My claim to fame and biggest educational experience in RE is trying to short sale my home three straight times!!...

Others buy flashy cars, we bought houses.

I assume big flashy items here. - Along with Master Bath?

For instance, the elderly are going to look at your flashy nice card very differently than a young millenial.

After meeting with him and expressing his desire for privacy/discretion in sharing information he strikes me as the "millionaire next door" type - lives in a modest neighborhood, drives a modest car, does not want to be flashy, show off his wealth etc.We've had the chance to meet for 2.5 hours so far.He's in his 60's best I could tell - ready to retire.  

I don't care about granite counters, tile showers and other "flash" i want solid homes that families stay in for several years.  

Techniques are reasonably well established, and they're not exactly flashy.
