We traveled with 9 in an RV and it was tough balancing stuff and personal hygiene.

It's not just his hygiene (which is also a problem), but he also has a couple dogs which smell, I saw mouse traps when walking through his unit, there may have even been flees living in the unit with him and the dogs. 

Housemates are responsible for their own food, drinks, condiments, cleaning supplies, hygiene supplies, etc. unless agreement is made or purchased as a shared item.8.

I had an issue like this once, and come to find out all of the girls in the house were flushing all of their used feminine products down the toilet. 

*While I used feminine pronouns as most bookkeepers (or clerks) are female, the best one I ever worked with was male.

The PM should know that....Appliances....it rarely pays off to spend more than $200 or so to fix a fridge, stove, freezer...... better to just replace them at that stage.....PM should know that...... approving $800 worth of fridge/freezer repairs ina  2 week span is stupid....PM should know that....Pests...if you have repeat calls on pests..... need to get to the source of the issue which is often tenant hygiene..... and better to address that and hire a monthly service for prevention.

Dumping coffee grounds or grease down the drain, using powdered detergents (both laundry and dish) and flushing feminine hygiene products are killer on your septic system.  

Note that everything is fair game if you leave it accessible - Fine china, memorabilia,  heirlooms, even your favorite ice cream or personal hygiene items (your shampoos, hair products, brushes, etc are fair game if they are not locked away in the house, Replace them and hide away the stuff you wouldn't want to be used by someone else or broken.7.Make sure you have somewhere to go on short notice and for days at a time.

I suspect they wouldn't act the same way if I was a man, instead of a small, feminine woman.  

This guy would have been trouble.Another potential renter - had bad hygiene - smelled bad - then he was trying to figure out where to put all his guitars and stuff.
