I hate to say it but it's starting to feel a bit like 2007, with sub2 being the new subprime mortgage...It's too small of a percentage of loans for that to be where the bottom falls out.

Value is based on each individual and they will need to determine if they think there is any value.

But I get it in the lower value assets of the mid west and rust belt cities wholesalers dominate because they spend 100s of thousands in marketing for those type of assets..

Sometimes making a smaller profit and providing value is far better than holding out for a bigger payday on a bad deal, I like that.

I feel I'm on the low end, but my COC return a year later is roughly 14%.

I feel that MLS is not accurate because not all property managers put them in. 

When that 500k RE value goes up only 5%, you now have 525k in value. 

If an issue is professionally fixed where the buyer feels confident it was addressed COMPLETELY and CORRECTLY, then I think you don't need to worry so much about resale value.
