I’m looking for insights on which states allow you to list a property on the MLS as soon as you have it under contract—but before actually owning it.I know that some states have strict regulations around wholesaling and marketing equitable interest, while others allow it as long as you disclose your intent.

It is a corner lot, so they actually have two separate driveways, which is great for privacy.

The teacher was an actual financial educator but they repeated themselves a lot and were telling the students to go in and apply for credit cards DURING the course to purchase the next course for $15,000!

I personally would sell the house - it's negatively cash flowing ~100/month, if you were to add in repairs/maintenance, CapEx, vacancy, rising insurance/property tax costs I would think you're actually losing more than you estimate (luckily it's new so you are on the very low end of that right now).

Until we can actually close probably would be early next week earliest.

The last few years have been great for investors/homebuyers who bought pre-con, but looking back to the few years after the 2014/15 boom, this wasn't the case, where many had actually committed to buying a property that wasn't quite worth what they signed up for closer to closing because the appraisal weren't matching the contract price, requiring a cash top-up.
