They want someone who is going to treat their employees and their customers well.

I’m definitely working hard to create a solid foundation for both my family and my investments, and it’s encouraging to connect with like-minded people who are exploring real estate as well.You’re absolutely right about Section 8 housing, the stability of cash flow is definitely a big draw for me, especially with the U.S. market being more accessible in terms of affordability compared to Canada.

I have to admit the idea of OOS investing is a little intimidating for my first property, but your encouragement might be just what I needed to get over that self-limiting belief. 

I would encourage you to make the offer that works for you. 

The better theming will attract a higher quality customer that understands the value.

Hey Christopher,Regarding utilities, if they are not on separate meters, I highly encourage implementing RUBS for w/s/t.

I highly encourage everyone to view the property before putting money down, but that's not ideal for many of them, so I do allow them to rent "sight unseen," but I am very open with them to ensure they don't show up and back out.1.
