Driving relevant traffic to both a website and socials is hard without throwing some money behind it.

Has it been in surrounding areas, OOS investing, or have you found deals in NYC? 

I want to remain local in NJ or at most drive down 1hr to PA (self-manage or, last resort, hire a PM)However, I must also consider maintaining reserves, a safety net for my primary home, and an emergency fund.It's just hard for a new investor now :(

With my background in hospitality and a drive to create exceptional guest experiences, I decided to take the leap.

We have yet to find a PM that knows exactly how to drive top $$ rents.  

Focus on driving for dollars during free time, and set up automated mail campaigns to keep leads flowing.

I work a lot, probably more than the average W2, but we also travel a lot, at least 6 trips every year.So that's what's driving me, numbers on a screen are nice, but they are not fulfilling on a personal level.

I look forward to continuing that drive and build on the experience when I return to the US. 

CT is 1-2 hour drive from my location depending on the town and is manageable for one project.

However, driving rents higher will likely take a significant amount of cash to upgrade the units.
