@Dor SagiCongrats on your search, I can give a bit of input as I recently bought a multi family in cobble hill and have a few friends active in the Bushwick market.You will have a tough time getting a 5 cap rate in Brooklyn, so you should have modest expectations as far as cash flow.

if it's an A or B area, it's a lot more likely you can fix these problems...if it's C (or especially D) or lower, it's a lot less likely you can fix the problems (unless the neighborhood improves dramatically).One other consideration:Do you have prior experience managing OOS PMs and managing a property?
