@Sarah Buchanan with the given details, my initial reaction would be to take the square footage discrepancy, as well as the cost to repair the flooding issue and revise your offer.

If there is any discrepancy later (and it sounds like there will be), you'll want that email to show you said that driveway was not community use and you want it to be CLEAR that she was sly, and you were upfront.

Two other questions:  1) Did the landlord and yourself do a "move-in checklist" for damages and other discrepancies?
