I've looked into a real estate book here and there in the past and decided to get back into it on the discovery that I don't HAVE to own property where I live. 

I post this publicly - they are welcome to sue me for defamation, the discovery process would be fun.

At closing we didn't close after the discovery and the opinion of the inspector. 2 days later they sent a termite inspectors to get under the home and photograph the floor joists etc. the inspector again said it was faulty and would potentially cause issues in the future.

I'm scoping out going into an FHA duplex and/or fixer-upper investment, and I'm looking for a Real Estate Agent to help me with opportunity discovery and negotiation.

My discovery of this problem is costing my seller 5k.

I love this thread, because some of the comments are only one step away from announcing a "new paradigm" or a "phase shift" in real estate, where - because of liquidity in the market, new discoveries of uranium in Russia, and theta divided by beta over alpha - it is impossible for real estate ever to down again, so we all must pile in before it's too late and we're priced out forever!!!!

I am in discovery phase right now, but plan on starting a large investment group in late 2009.

If there is anything you need, please ask.I hear that there is a pretty good real estate boom going on up in Ontario due to oil discoveries.

Even the bad lawyers know how to do a basic asset search and prepare discovery documents requiring asset disclosure.
