It isn’t easy but it teaches discipline and gives you another chance.Don’t give up, just understand how the system works.

If you aren't disciplined with what you already have, you won't be disciplined with anything new.

I have an advanced degree in a challenging discipline and it did nothing to further my real estate investing.

You'll be light years ahead of the world in 8-12 years, just be disciplined not an impulsive floozy. 

So, you should either join a local investment group where you can ask questions and learn from more experienced DIY landlords or be disciplined enough to search here on BP and the internet in general to learn what you need to know.

I have no clue if this course is worth whatever but the land business is not super  easy and it does take a special discipline.

I believe that having the discipline and humility to have those hard conversations really say a lot about someone.
