My CPA says that I don't need to report the income any differently than I have been so this is a plus (less hassle). 

Also, I believe the rules for how and when you need to divest the money in an inherited IRA differ depending on who you are relative to the deceased.

Everyone has different personalities and ways of doing things.

Metrics like 10-15% of ARV profit, COC, and the 70% rule all serve different purposes, helping you build expectations, safety margins, track leverage, and account for contractor turnaround times.In my opinion rather than overanalyzing numbers upfront, I would focus first on building strong deal flow.

Today I'd say buy a condo in DC for a discount, tomorrow that advice may be different. 

if that is what you do for all other applicants then this case should be no different.
