My team has conversations all the time with borrowers, especially those that own real estate, that  thing DSCR options are their ONLY options.

You'll never convince a tenant that they are getting a good deal, especially as a self manager, no point in even engaging in those conversations. 

Berea is extremely difficult for renters to find low price points and they’ve pushed themselves deeper into Eastern KY while Lexington commuters come into southern Madison county and beyond as they did into Jessamine county.

I just started getting deeper into BRRR and think at some point I could see myself diversifying into that as well.
