I ran my own custom proforma for a bank loan using the asking price that would generate a cap rate over 10% and CoC just under 20%.

This is going to vary widely depending on the strategy and real estate asset class.

Everybody is different, but the climate is tougher now as carriers begin to cull customers to eliminate unprofitable ones.  

They don’t believe in good customer service.

What would you the pros and cons are of the different hosting account strategies? 

I know out here on the West coast with our digitalized title plants that each title company has it would be a matter of a few clicks for customer service department to transmit a copy of the mortgage to me..

You can often get better rates with a national lender, but the customer service is non-existent, communication probably sucks, they may ask for the same documents multiple times, etc.

However, part of our strategy is to build a property management company that specializes in working with subsidized housing programs.
