Since you have verified this couple owns the property, you are good there. 

A couple of mine are in Mesa, one in Florence, and I just added one in Arizona City. 

But there are a couple things to consider.

We are good friends but that's also not an issue for them because they are a dual veteran couple.

It is mid year and this tenants mom (co-signer) wrote the following note;I am writing to formally request the early termination of my child's lease at location in San Jose due to a medical illness that renders him unable to continue attending college.

The first couple is a no-brainer.The second group has too many people, increasing wear-and-tear on the home.

Just a heads-up: with the way the insurance market has been here over the past couple of years, this is accurate as of today, but things could look very different (for better or worse) in 6+ months.
