Listing agent calls me and tells me she has a few very strong offers and they have a multiple counter offer out to them..  

Here are the numbers ran at $150,00 which is what her counter offer is and with a interest rate of 5.5% on a conventional 30 year loan.  

Unreasonable offers are unlikely to get a counter offer and in sellers will be turned off from trying to negotiate with you.2.

If not I m going to see what their counter offer is, and see if they would be receptive to seller financing for 5 years, and I will just be aggressive and pay it off by then.

The worst they can say is "No", and the best is "Counter-offer".

so they want to be sure you are a serious buyer.That said, I'd think a more reasonable counter offer would have been $5000 deposit, 5 day inspection period + rented days (gives you 5 unoccupied days to inspect) and application for mortgage within 3 days.

If not they will make you a higher counter offer.

I'd say sure, if buyer comes up to $3,150,000.No way. 2.5% to bring the buyer coordinate the deal flow would be my counter offer.

We received our counter offer, and we're in the ballpark, but now REALLY wish we had an experienced investor to check our assumptions.
