Hi Dom, We are leaning more towards single family - however, are open to both. 

I would lean more MTR or LTR regardless of product type.

Sometimes, I see investors lean into property managers who know the landscape and can “drive for dollars” around the block.

Selling the convenience of the location first and in such detail may lead some renters to assume that there is something not so great about the house itself since the sale in on the location. 

I have eagerly wanted to get into this space..I had a few calls with Sunrise that had some pretty poor answers / or lack of to my questions so was leaning toward Four Peaks since those conversations went better. 

Assuming you have an architect, my guess is that they will lean towards using the AIA docs.

Im leaning towards option 2 because option 1 will be too costly if the pipes freeze, heat exchanger of the furnace crack, etc and there's no guaranty she will pay for the repairs.

I am leaning towards investing in the area where I will be relocating to.

We are leaning more toward Johnson City just due to location, size, and economy/industries that are there.
