@Ron Singh....Unless you buy condo with cash down, with huge HOAs/Maintenance bills every month for condos and restrictions for investors in HI, concluded there seems no way anyone can make any positive return in HI. 

You can check the statistics.If they were to follow the same reasoning, Canadians and Europeans would conclude that the US has a weak legal system and that they shouldn't invest in the US.

Many times it concludes within 15 sec.

I would first run the fact pattern by your custodian and see if they will conclude on it, but if they punt I can refer you to a solid ERISA attorney that I collaborate with in situations that I myself am not 100% certain of.

What Gabe's research concludes is that this structure is fine until all the loans in a portfolio, or a substantial majority of them, are bad.

And cheaper was definitely not better in this case.To conclude, just take the time to do your own proper research. 

However, as I become more immersed in Bigger Pockets I’ve concluded whether the invested cash can be returned is the most important factor in how most underwrite their investments.

I did have conversations regarding potential projects within City limits but we've concluded that the restrictions would add a substantial development cost increase. 

Financially, reevaluate reserves and, once the 3-year PML lock-off period concludes, explore refinancing options for potential cost savings.
