I think you see on BP the biggest heartache investors have with their GP is lack of communications.

You manage the headache of guests and communication, cleaning, etc. and he provides the property, but shares in the expenses and profits.

As I understand, landlords there cannot charge application fees, security deposits and evictions are VERY challenging.Have communicated with several PMCs and investors in Ohio market and not aware of any real differences from Michigan. 

I'm sure they're legitimate company, but investors should just watch their 6 and make sure the process follows this order:- Docusign (fully executed)- Wire Money- Follow Up consistentlyIn my situation, the company failed to send a Docusign while also setting a deadline for signing was communicated. 

Any agent who violates this is communicating to you that they are unethical.Best practices proves that interviewing agents BEFORE you go looking, to find the most competent one for your specific needs is the right way to do it.
