Current plan is to rip out the carpet, it's trashed, and replace with LVP (one of the four colors, not sure which is best to choose... see attached image), replace the laminate counter with granite.

This gave us a clear idea of all the details we needed to know in terms of paint color, floor, and other key fixes such as windows, doors, and cabinets.

External is usually where they want to approve the color of the house, types of materials, roofing, landscaping, driveway condition, etc.

If you are planning on making everything one color, ceiling, walls, and trim, then absolutely it is the way to go.

Unpopular opinion: throw some wood/floor colored caulk in the spaces and call it good. 

I see lots of people with unrealistic rose colored proformas that I hope will be saved by an appreciating market. 

Are they picking window style and placement, exterior cladding, color, etc? 

I'm a newer investor and own a long-term rental in Cape Coral, FL.

Should we choose this color, or is there a better neutral option?

Beyond that, a bit more color on this duplex would be helpful....condition?
