Looking to buy a brand new house 2023 price is reasonable and charging 0.8-1% of purchase price is do able..my question is financing real estate but my first property is almost paid off and has been an uninterrupted rental for 7 years thankfully 90% paid off, cash is tight...could take out loan against CC at 4% flat to pay off house then maybe leverage paid off rental (private mortgage)?

Try not to use he HELOC or CC unless a great deal came to you. 

Thanks for the ideas folks (401k, cash Advance on CC) but not only I am not comfortable with these options but I would need to borrow more than 50K.

This just enriches the CC companies. 

I can tap money for random cap ex things from 0% interest for a year cc loans, 401k loans and lines of credits at two banks for up to 75k if needed.

Wondering if these are c/c+/b class neighborhoods and if tenants will be long term tenant and what the vacancy is like in North Linden Ohio.

literally zero debt and the only negative items on it are some late payments to a CC (just didnt have autopayment on, it's like $23 dings here and there). 

I pay it with my CC and send them the bill.

There are some better areas in that zip code, and then there are some areas that you should avoid, but overall I'd say that most areas are about a C/C+ level with some even being a B- grade.I hope this helps!

And of course another personal Bias is I don't recommend anyone putting training on a CC unless your just looking to get air miles and you pay your cards in full every month..
