Another thing, the threads move down the forums rather quickly because it's so busy, so the odds of your post being seen for long by very many people is minimal.

You want to focus on markets that work with your plan and also where you have a personal connection with someone, even if you build that on the internet.

Also be aware of Unrelated Business Income Tax (or UBIT) on leveraged real estate inside of an IRA.Or better yet, since you are self-employed - go with a truly self-directed Solo 401k plan, which would be a much better option and will help you avoid the UBIT on this investment.

Written policies are necessary when you add employees to aid with training or enforcement of standards.I would focus on adding doors to your management company.

Business loans typically won't let you purchase a property if you read the fine print.

Be honest with them if that is what you are doing though so you don't waste their time if they are busy.
