BP is free and as a next level above, you can join any one of the big national RE brokerages that have much bigger networks, better education, and provide access to legitimate lenders instead of private lenders who may or may not be legit. 

Today we basically run two businesses, one in REI and one is a brokerage team.

The brokerage is often held responsible if an agent acts inappropriately.

As lenders, well issue a prequal/preapproval letter if we've analyzed your income, assets (bank and brokerage statements to establish that you have the liquidity to afford the down payment, closing costs, and reserves), review credit of the guarantors, review the relevant experience to ensure that we're not throwing our money away on newbies that are wandering around in the dark, and have put together a reasonable plan of attack for the project.

But if the market softens and allows, we will do BRRRR's instead.On the brokerage side, I want to expand my video footprint into short form on 5 platforms.

What brokerage did you join? 

A laundromat is certainly much easier to sell than a bakery or a real estate brokerage...The real magic happens when you combine both (biz and REI), one to generate cash, the other to invest, grow and tax shelter.

What your brokerage allows is key, but they must allow it since you've done it.
