At 1% if you are financing < 15 years with no property management and vacancy of 3%, its a looser at best it brakes even otherwise it is subsidizing someone to live there.

It does depend on the ground being able to handle the load created (volume of fluids that can be absorbed into the ground).As an area becomes more developed and homes are closer together then a sewage plant is build and lines are put in so that homes can connect.

My E&O coverage does not cover me for a lease option deal.This all came about because the attroney general of Texas was getting so many complaints regarding contract-for-deed transactions.The legislature put the brakes on lease options along with contract-for-deeds.Chris is correct,Title must transfer to the buyer in 180 days from date of contract.If not, you are left open to possible DPTA violation.
