Consulting" was legal verbiage as we couldn't state a "deposit" for some reason.This was a while back when composed and for the purpose of investors having skin in the game before they get me burning rubber with pitching deals, answering questions, etc...Plus, if I don't like someone I don't have to sell and just refund the $5,000 "consulting" fee (Happens 9 times out of 10) 🤷‍♂️As you know, our operation is boutique as we prefer it that way and I "touch" all investors personallyAnd even prior to that step we have tweaked and tweaked our investor on-boarding process.How to pre-qualify leads via POF, auto-responders, VA's reaching out with email questionnaire's, FAQ's via our website and so forth.A rigorous process to ensure both the investor criteria and our model are clear for all...I mean it took years and years to develop, adapt, change, etc...But I guess that ain't clear enough either for some 🙈

I find smaller, more boutique managers often do the best job; they know the nuances of the market, and they can eek enough out of your property to cover their salary vs if you did it yourself. 

He's renting 6 rooms in his house and the RV, he even calls it a small boutique hotel! 

I'd also look at the other boutique hotel operators for funding. 

Whereas Harvey has upwards of 350 units under management, LIV Indy fancy’s themselves as more of a smaller, 1-1 boutique management company that is based on an intimate relationship between landlord and property manager.

In theory - boutique hotels are the next step in growing portfolios for str investors.

Higher interest and bigger down most of the time.You will be competing against other boutique or small hotels AND STRs as well.
