We have not and likely will not approach institutions until we get some deals under our belt and build a solid track record.

I would just like to get 1 under my belt and ride if for a short time before moving onto the nextLook for a local REIA in your area and in the events forum here on BP.

New to real estate with a few transactions under my belt.

Or basically the inner cities of the rust belt.. just look at anyone of those  there are thousands of vacant homes in each one .. we could start there.. but then again you get reality of who will move there.

I was never licensed and never wanted a license.I don't like being held to a "higher standard" lolIt's cool being able to tell Wise that he is a wanker and not get in trouble by the division of real estate for doing so haha.Also, you can market and sell what you own without having a license.PM is a different story and as you mentioned mate, an officer of the company has to be a broker in order to satisfy the division of real estate.We are actually double d#$%ing and have two brokers as officers as the division didn't like that our broker was in Florida so now we had to get one in Toledo also.If only I was a whistle blower, could make a nice buck as I know of at least 2,000 units illegally managed in town by folks without a license or broker.🤷‍♂️ thats why we worked together on deals..  

But man, once he got that first deal under his belt, he couldn’t believe how much easier things clicked from there.

However it’s hard to get that ball rolling without any deals under my belt even though I do have experience with managing a syndication and property management through my professional career. 

Building engineer investigated and reported they did not turn on the blower fan to the convector!
