As with any electronic item they can fail, so I keep an extra new lock on site at each property for maintenance to install if needed.

Have you searched your county site to identify those that have bought land in your area the past few years and then contacted them?

Even a single family builds can vary significantly based on site conditions and required structure/design.

The mobile home can "Never" be from another site or piece of land only from the manufacturer.

Bought it as a safe bet thinking it would do roughly $35k annually in short term rents.

I'd be willing to bet buying an index fund would have a better return without any of the headaches. 

Certainly nothing ground-breaking in terms of ideas here, however I'll be very hands on (and on site) during the process to make sure that every step of the way is executed to a high standard and very carefully.Once I've hopefully developed a successful track record and gained experience, my next goal would be to move on to commercial assets (think multi-family, industrial etc) so that I can leverage my existing investor network and real estate knowledge to raise 3rd party equity and take on bigger projects.

I really see Columbus Ohio as an extremely safe bet for the next 10-20 years.
