We've found it's more capable than others when it comes to integrations, reporting capabilities, and efficiencies.The software you've mentioned will be better for the PM activities (property-specific transactions) than keeping up with your financials as a whole.

My main concern is how to avoid activating the due-on-sale clause when transferring the deed.

They are a great tool becuase some lenders use AirDNA to qualifiy rental income if the property is not actively an AirBNB.

Have your closing docs out and know what ratio the county assessor applies to land value (ie 300k assessed value, $50k land =1/6).
