I am simply hoping to prevent folks on BP from having their time wasted.Three weeks ago, I heard a podcast about Kevin Bupp's Mobile Home Park Fund, by Sunrise Capital Partners.

We've never actually had a tenant use it after reading the addendum (which was our goal), and I think it helps prevent problems when they understand the myriad issues involved in its use.  

While I certainly understand the need for a company to do an audit, particularly for the REIT, I am not sure why that would slow down or prevent rent moneys being paid for rent on joint ventures.

It's too late after closing for me to help them, but if they had reached out before I could have easily prevented that situation for them.

Including one that prevents a unit from being rented for less than 6 days. 

Having a strong understanding of your "walk away" price (maximum you're willing to pay) gives you leverage and prevents emotional decisions. 

We anchored the top of the machine to the wall to prevent it from tipping over.

Next steps are to put down a roll of plastic to prevent moisture or wet floors. 

The process would be much slower yes, but you would be preventing the debt pile up.
