Looking over the spreadsheet, it seems a little difficult to compare as it seems like it takes an apples to apples comparison where it assumes that if I did not buy a say, $1.5M multifamily, I would be paying 1% of that amount in rent if I kept renting.

I don’t  know you but in my experience those people have a fear or doubt in their own abilities and want to know if this will get them over that hump to reap benefits they’re looking for. example: I know plenty of people who swear by drinking apple cider vinegar every morning and the benefits - but that isn’t for me and that’s fine.

You'll need to compare apples to apples. 40k seems like a low number to design, furnish and amenitize a competitive short term rental projected to do $100k.

Make sure you are trying to compare apples to apples.

The question was - which should someone put money into - this is an unanswerable question because each person's situation is so different and these two products are, as others have said, comparing apples and oranges.
