My expertise is property management & I could help you with how to choose the right property management company, but it appears you are planning on self-managing.

The only thing that might give me pause would be if I did not have sufficient capital on a building that was older but had appeared to have significant maintenance issues when I was looking at it to buy.

I may consider more passive investments , but that appears hard to come by.

The overall trend of the 10-year treasury appears to be downward reflecting as well right now, with the most recent high of 4.8% on 1/13/2025 failing to touch the previous high of 4.98% on 10/19/2023 and now sharply falling to 4.62% today (1/24/2025).

Now it appears your cleaners might be cleaning non-STR properties also (home owners).
