Hello everyone, wanted to know about you all experiences with investing in flood zones AO areas.

Interest rates have started to rise, so that may take a little heat out of the market, but it also has increased my buyer's willingness to be even more agressive, because they know rates will rise if they can't get an AO now.I start wondering, is it possible that the RE market will go into a shock, where people are not selling, because there is nothing to buy - and this is becomming a self-tightening knod?

Ao ppl now start to think they need to compress their margins.

FHA is tough to get an AO in this market, go 5% down conventional.

Hopefully, you negotiated the seller pays them as part of AOS.

The reason why this took a little longer than expected was because the seller was fully remolding one side of the duplex and I was A O K with that.

I'm a realtor in PA so I'm very familiar with the AOS, and what follows, but buying a property that is not on the market and where the seller does not have a realtor...

AO smith is the same deal with lowes they have a different line they sell to box stores than the supply houses.Personally I prefer bradford white because it's not sold at box stores and seems to be the least problematic of all the brands I've used over my plumbing career.
