I understand the stock market on average (this year is an anomaly as gains have been pretty wild) is about 7 to 8% per year, but would be getting equity and tax reductions.

Covid occupancy was an anomaly and you cannot compare.

The low rates that we have seen in recent times are more of an anomaly than the norm. 

I don't care what the yield is, if the property is a geo-dome house or an white elephant anomaly, it's not going to be easy to liquidate without massive concession, if at all.I recently saw a note for sale by FCI secured by a property near me.

The only conclusions I can draw are that Greece is an anomaly because of their restrictions with being in the Eurozone.

I've seen a few people argue that you can get a 20% return YoY in real estate, which is certainly possible at the moment, but do the extra analysis; the S&P over the last five years has had an annualized return of 12.5% (with zero added work, I might add), once you add in your extra 25% investment, that's looking pretty good.And yes, the current returns are an anomaly, but that same anomaly exists in real estate at the moment.
