Otherwise this is all an academic exercise.

Room and board at our local state university for this academic year is almost $10k.

I have not analyzed any deals as of now, I had a good couple months where I was reading a good amount of books then I had to focus on the academic and athletic demands of college life.

If you are not owner-occupied than all of this is academic as only an "investment" conventional loan with min 20% down (for single fam anyway) is available from the pool of conforming residential loans.... 

Think scholarships (even if you don’t qualify for academic ones there’s thousands of random non academic ones if you do the research), community college then state institutions, etc.

I'm in my last year of college and FINALLY found a way to use property management/real estate books in my academics. 

I know people who relocated to the DC area and have been renting their Madison, WI home out on an academic year basis (at the UW Madison) and they come back and stay at their  Madison home a few weeks the summer.   

If anyone's supposed to write well here, it's someone like me, a failed humanities academic turned landlord.
