This is a post I made a week ago. https://www.biggerpockets.com/forums/62/topics/361...Judging by the lack of replies so far, I'd wager a decent amount of people are living in a fairy tale world on here and aren't truly prepared for things to go wrong, just worried about scaling - which is great because I want to scale too, but you need to do risk analysis IMO.

You can also download your State's wage rate, which will give you a pretty good idea of what hourly wage you should be paying for each trade, regardless of their union or non-union status.Don't play the "I can get a better deal with so&so game", it never leads to a WIN-WIN.

I would wager that the rate of rent increases on your properties are higher than the OP, have already gone up dramatically in the 7 years you've owned them, and if you just hold on to them and do nothing more then they will dramatically exceed 18k in no time.

He’s also violating minimum wage laws....which requires a tipped employee to be paid 40% of the minimum wage rate, which he clearly is not doing, at “$300/mo payroll”.Your weekly check should Clearly show “hourly/weekly Pay” verses “Tips”.

The competition seems stiff, and with so many sharks out there sniffing out what deals may be, I'm trying to wager whether this is a game that I can bring value to and/or any edge that would make it worth the energy.Don't get me wrong, I'm 100% open to F&F's in this market (or B&H's), but I know that I need to know the rules, stakes and potential benefits before playing.

I'd wager that properties priced close to their final sales price are selling as quick or quicker than single family residential homes.I'll try and pull some comps for 5+ units on the Oregon Coast and the average days from pending to closed.
