Las Cruces is a small college town (home of the New Mexico State University Aggies) with healthy population of federal government workers and military contractors.

I have a 3bd/3ba, 2451 sq ft condo with attached garage near downtown Richmond closer to Level 1 trauma center, great schools and universities.

Columbus is an absolute goldmine right now - it's got robust job growth, a booming tech and university scene, and consistent strong rental demand. 

As a multifamily specialist there, I do mainly two types of housing: affordable (DSS, Section 8, CC), and students.Binghamton University is a massive state school that's outpacing the higher-ups' expectations for growth, and has been for a few years now.

Our son still managed to get into his second choice of university (I am confident he would have got into his first choice without the demon years because even with the demon years both his gpa and sat where above the average for those accepted to Stanford).  

On the east side, places like University Heights, South Euclid, and Shaker Heights are B-class areas where I recently facilitated a deal yielding a 9% return and that property will see solid appreciation.

However, the price would include the 7 duplexes, 2500 sqft Single family, and an additional 3.5 acres of vacant land attached, all located less than 1 mile from High Point University.

It is a tool, has it's place for sure, but a far cry from universal solution.
