Similarly, newer buildings might only need cosmetic touch ups to bring them up to modern standards.This isn’t single-family residence where you can estimate an ARV (good points by @Michael Le), stick your thumb in the air and estimate.

New cabinets, new carpet, granite throughout the house, new doors (not all), paint the interior, touch up trim, paint deck, pro cleaning, touch up landscaping.... they purchased it all cash half a year ago... ;)

Typical repairs include: touch up paint, carpet cleaning, light bulb and filter changes etc.

Home is in good condition just minor cosmetics if I choose to touch up on he says.

So I was at my first rental today doing a little touch up, when the neighbor came over to talk with my tenant.

Or they say "the place just needs touch up paint"  or "the carpet just needs cleaning" when in fact the whole place needs painting or the carpet needs to be replaced.

After he "finished" the rehab, he had missed a couple of touch ups.

Need some opinions....We have a rental in TX (we live in CA, self manage)....tenant just moved out and there are dozens of poorly done paint touch ups....like 10-11 walls have badly done hole patch and paint work done...wrong sheen etc.

Being i wont have to touch them except minor touch ups for say 15-30 years.

Even with minor paint touch up, perhaps a carpet that needs to be replaced, not all over the house, just in the high traffic areas, or maybe carpet is good but one of the bedroom doors needs to be replaced, you get the idea.
