I’m seeing that some investors advocate for higher end materials when you can-granite counters, stainless steel appliances, tile bathroom.

Since he's such a nice person, I'd put a few steel storage containers there so he can admire them.  

The pros is it's got a great exterior with steel siding and a new roof. also has a 1200 sqft shop that is insulated.

Be it stocks or real estate.If I want to gamble, I'll go to Vegas and loose quickly on the slots so I can have a cigar and enjoy a cocktail.Much success

Steel prices are still really high.  

1. you're right in the new ones from developers don't produce any cashflow. you might want to look at the secondary market to get better yields as the properties are already built and can cashflow right away. also easier to see comparable rents in the same development. check bank repos, distressed sellers and the like. you might also want to get a parking slot for added income as they can be leased out separately. it's also quite difficult to sell without one should you decide down the road. developers usually have an in-house leasing team to handle property management which we use for some of our properties.  

The updated kitchen boasts all new stainless steel appliances, quartz countertops, ample cabinet space, with soft close cabinets, a pantry and a convenient breakfast bar.

I am watching it bring new life to towns that have been on a downward slide since textiles, steel and other big industries were shut down or moved over seas. 

That seems really pricey, is that what it takes to get a nice stainless steel fridge now a days?
