That kind of cashflow is just unrealistic in my neck of the woods. 

Water, trash, internet, and fire wood make up the rest of the utility allocation.  

Mainly I’m trying to avoid “aged poorly design” glassblock walls, small bedrooms, older windows (wood/aluminum, single pane), aluminum patio covers, and to a lesser extent landscaping.

The property I’m looking at is in a wooded setting on 3 acres.

When we removed some of the wall we found that there was damage to the wood.

Nice cabins in the woods are a dime a dozen.3. 

In Cleveland, they may pay a premium, but in MY neck of the woods, the max rent allowed is far below market.

He knows how to do almost everything, but due to his pace I use him for mainly handyman work(toilets, fixtures, tuckpoint, wood work, switches/covers, etc) He has done minor HVAC and electrical for me as well, but..

The owner Roy Guy will say whatever it is you need to hear to sign the contract, then you'll hardly hear or see a peep from them until it's time to shell out cash for something they did to mismanage.
