I recently completed a BRRRR in Glen Burnie, MD.

I own a property management firm in Riverside CA.

Speaking from personal experience, I have several STR rentals in California (I co-own STRental Pros in Orange County, Los Angeles County, and Riverside County).

From Riverside to Havasu or Kingman is only a 4 hr drive and houses will be (roughly) half what you'd pay in Cali.

I own several properties in Orange, Los Angeles, Kern and Riverside counties. 

Just last year I expanded my property portfolio in California which now includes Orange, Los Angeles, Riverside and Kern counties.

I suspect the majority of tenants in Riverside, CA also view it that way.
