@Kevin Piwowarski, I would use a slightly different system if I were house hacking, especially in a single family (meaning I would want people that are clean, quiet, respectful, etc since they will be in my space).  

In my case my space is an additional unit but the ceiling height is only about 6'3,in places and I would like to make it legal height and change the floor plan.

I can afford the home on my own without friends living with me paying rent, but if I could find someone to live with me I would enjoy the extra income from that and it would be worth sharing my space.

I should have specified - my space sizes are between 1/12 to 1/2 an acre and I am not relying on an aggressive high rent for daily/weekly/monthly standard RV park strategy for my numbers to work.

I know vacancy rates in my space, for property we rent in Raleigh.

If you are trying to go the conventional / traditional route it may be -- not my space so I can't really opine there. 

Personally, I don't want to share my space, but everyone is different on this topic.

We do at our office park where I own my space.

I'm hoping to find a dedicate agent who can rent my space out fast and to the "qualified tenant".
